Furniture & Space Planning Layout Tool

Plan a room layout to scale: add furniture with real dimensions, place and rotate pieces, and see a live top-down floor plan. The tool checks fit, calculates used vs free circulation area, and flags items that fall outside the room.

About Furniture & Space Planning Layout Tool

Before you buy a sectional that will not fit, plan the room. The Furniture & Space Planning Layout Tool draws your space to scale and drops in real-dimension furniture you can place, move and rotate. It calculates the footprint each piece occupies, totals the used area, and shows how much clear circulation remains.

Every item is validated against the room bounds — anything that spills outside turns red and is listed as out of bounds. Export the layout with dimensions and fit status so you can shop or hand the plan to a mover with confidence.

Features

  • Scaled floor plan: Top-down canvas drawn to your room’s real dimensions.
  • Real furniture: Add pieces with width and depth in feet, from presets or custom.
  • Move & rotate: Set coordinates and rotate 90° to swap footprint.
  • Fit checking: Items outside the room are flagged red and listed.
  • Area math: Used footprint, free circulation area and utilization percent.
  • Auto-arrange: Pack items into the room as a starting point.
  • Export: CSV, JSON or plain text with dimensions and fit status.

How to Use

  1. Room size. Enter room width and depth in feet.
  2. Add furniture. Pick a preset or type dimensions, then Add.
  3. Place. Set each item’s X/Y, or click Auto-arrange for a starting layout.
  4. Rotate. Toggle rotation where a piece should be turned.
  5. Check. Read the utilization and the out-of-bounds list.
  6. Export. Save the layout for shopping or moving.

Examples

Example 1 — Studio living. 12x16 room, sofa + queen bed + desk: auto-arrange shows ~45% utilization with clear paths.

Example 2 — Oversized sofa. A 100" sofa in a 10-foot wall overflows; the tool flags it red.

Example 3 — Rotated bed. Turn a queen sideways to fit under a window, freeing wall space.

Example 4 — Rug included. Adding an 8x10 rug raises footprint and changes circulation math.

Example 5 — Tight bedroom. 10x10 with bed + dresser + nightstands: utilization near 60%, circulation tight.

Benefits

  • Buy with confidence: Know it fits before you spend.
  • Visualize: A scaled plan beats guessing with a tape measure.
  • Circulation aware: Utilization shows whether the room stays livable.
  • Catch errors: Out-of-bounds flags prevent layout mistakes.
  • Shareable: Export the dimensions and status.
  • Private: No account, no upload, nothing stored.

Frequently Asked Questions

How does the planner check fit?
Each item has a width and depth in feet. The tool places it at the coordinates you enter (or auto-arranges it) and verifies every piece stays inside the room rectangle, flagging any that overflow.
What is circulation area?
It is the floor left open after furniture footprint is subtracted. Design guidance suggests keeping 30-40% of a room as clear circulation so people can move comfortably.
Can I rotate pieces?
Yes. Mark an item as rotated to swap its width and depth, which is how a sofa against a wall or a bed turned sideways actually occupies space.
How accurate is the drawing?
The canvas is to scale based on your room dimensions, so relative sizes and clearances are realistic. It is a planning aid, not a substitute for measured installation.
What if an item does not fit?
The item turns red and the summary lists it as out of bounds. Shrink it, rotate it, move it, or remove another piece to free space.
Can I plan multiple rooms?
This version lays out one room at a time. Save the export and run another room separately, then combine the lists.
Should I include rugs?
Yes — a rug has a footprint and affects how furniture groups. Including it makes the utilization number honest.
Is my data stored?
No. Everything runs in your browser; nothing is uploaded, saved or logged.
