What counts as a "cosmetic" renovation?
Painting, flooring, lighting, fixtures and minor fixes that do not move plumbing, walls or structure. It is the cheapest tier, often $10–25/ft², and rarely needs permits.
When is a renovation a "full gut"?
When walls come down to studs, layouts change, and systems (plumbing, electrical, HVAC) are replaced. Costs climb toward new-build levels because you are rebuilding the inside of the shell.
Why is renovation often pricier per ft² than new build?
You pay to protect the parts you keep, work around an occupied or older structure, and undo surprises hidden in the walls. Demolition, abatement and correction add cost a new build does not have.
What hidden costs surprise renovators?
