Plot / Land EMI & Cost-per-Sq-Ft Calculator

Calculate land price per square foot from total price and plot area, or reverse it to estimate total land cost from a per-sq-ft rate. Add a plot loan to see the EMI, down payment and financing for buying the land.

About Plot / Land EMI & Cost-per-Sq-Ft Calculator

Land deals are quoted in many tongues - square feet here, gunthas there, a bigha somewhere else - and the one arithmetic that translates all of them is price per square foot. Divide the total by the area and two plots become comparable; multiply a rate by an area and a quote becomes a budget.

Plot / Land EMI & Cost-per-Sq-Ft Calculator does both: forward from price and area to the per-sq-ft rate, or reverse from a rate to the total cost. Area comes in square feet, square metres, acres, gunthas and square yards, and every answer is shown in both sq ft and sq m. Add a plot loan - down payment, tenure, rate - and the EMI, the total interest and the financed amount appear with it.

Use it to compare two plots quoted on different bases, or to sanity-check a per-sq-ft rate before you negotiate. Everything runs in the browser; nothing is uploaded.

Features

  • Forward and reverse: Price + area to rate, or rate + area to total price.
  • Flexible area units: Sq ft, sq m, acres, gunthas and square yards converted before the math.
  • Dual-unit output: Every price shown per sq ft and per sq m simultaneously.
  • Plot loan model: Down payment, tenure, rate and EMI with total interest.
  • Common land rates: Quick comparison against typical per-sq-ft benchmarks.
  • Live estimate: Update any input and the price, rate and EMI change instantly.
  • Export: Copy or download the deal summary as text, CSV or JSON.
  • Learning guide: Area-unit conversions and how to compare land quotes honestly.

How to Use

  1. Choose the direction. Total to rate (you have a price) or rate to total (you have a quoted rate).
  2. Enter the plot area in any unit - sq ft, sq m, acres, gunthas or sq yd.
  3. Enter the price (total mode) or the rate (rate mode).
  4. Add the plot loan - down payment, tenure and rate - to see the EMI support.
  5. Read the per-sq-ft rate and the sq-m equivalent for comparisons.
  6. Review the EMI and total interest over the term.
  7. Export the deal summary for negotiation.

Examples

Example 1 - Price to rate. A 1,200 sq ft corner plot at 36 lakh = 3,000 per sq ft (about 32,291 per sq m).

Example 2 - Rate to price. A 0.25 acre plot at 2,800 per sq ft = about 30.5 lakh.

Example 3 - Guntha quote. A 4-guntha plot (4,356 sq ft) at 3,200 per sq ft totals about 1.39 crore.

Example 4 - Loan. 24 lakh loan over 15 years at 9.5% = an EMI of about 25,000, with ~21 lakh total interest.

Example 5 - Compare two plots. Plot A at 3,000/sq ft on the main road vs Plot B at 2,600/sq ft two lanes in - the rate gap is 400 per sq ft, priced over 1,200 sq ft to 4.8 lakh.

Benefits

  • One number to compare: Every land quote becomes a price per sq ft on the same basis.
  • Unit-proof: Gunthas, acres and sq m all convert before the math, so no unit slip fouls a deal.
  • Reverse planning: Know the rate you believe in, set the area, read the total you must raise.
  • Financing in view: The plot loan EMI and interest size the cash you need beyond the price.
  • Export-ready: Text, CSV and JSON outputs carry into negotiation and loan applications.
  • Free and private: No uploads, no accounts, no logging.

Frequently Asked Questions

How do I calculate the price per sq ft of land?
Divide the total land price by the area in square feet. A 1,200 sq ft plot bought for 36,00,000 works out to 3,000 per sq ft. The calculator also converts area between sq ft, sq m, acres and gunthas so the division is always on square feet.
How do I reverse it?
If you know the per-sq-ft rate, multiply it by the area. The reverse mode takes a rate and an area and returns the total price - useful when comparing two plots quoted in different area units.
Why does area unit matter so much for land?
Plot deals are quoted in sq ft, sq m, acres, gunthas, bighas or marlas depending on the region. Comparing two plots means converting to one area unit first; the converter does that before any price math.
How is a plot loan different from a home loan?
Plot loans usually fund a smaller share of the value than home loans (often 60-75% for land), with shorter tenures and slightly higher rates. The calculator applies your down payment and term so the EMI reflects those land-loan realities.
What is the EMI formula?
EMI = P x r (1+r)^n / ((1+r)^n - 1), where P is the loan amount, r the monthly rate, and n the number of months. The calculator shows the loan, the EMI, and the total interest over the term.
What else should I add to the total land cost?
Registration, stamp duty, brokerage, legal charges and any development or contouring costs sit on top of the plot price. The calculator keeps the price and financing separate so you can add those lines manually.
How accurate is the estimate?
It is exact to the inputs: rate x area is arithmetic. The estimate quality depends on the rate being comparable - same zone, same access, same development status.
Is my data stored?
No. Every calculation runs in your browser and nothing is uploaded, saved or logged.
